A 14 x 16 gazebo by the pool is a small building, and it is built like one: roof sized for snow, heavy timber posts, footings below the frost line. It is also well over the 10 square metre permit threshold, so we prepare the drawings from the start.
On a King property we also site it around what is underground (the well, the septic bed and the tank) and around the Oak Ridges Moraine rules where they apply.
Gazebos: Permits, the Moraine and What's Underground
The permit threshold is Ontario's. The Oak Ridges Moraine, the watershed and the larger lots are King's.

- A roofed accessory structure over 10 m² (about 108 sq ft) generally needs a building permit under the Ontario Building Code.
- Gazebos are not sheds
- The larger size exemption some people read about applies to sheds. A roofed gazebo is held to the 10 m² threshold.
- Oak Ridges Moraine
- Much of King Township lies on the moraine, where the Oak Ridges Moraine Conservation Plan can limit development.
- Two conservation authorities
- King is split by watershed between the TRCA and the LSRCA. We confirm which one covers your lot.
