Railing repairs use aluminum, glass or wood systems matched to what is already there, with hardware rated for outdoor use. Stains and sealers are chosen for the wood species and its exposure.

When a Deck Repair Needs a Permit

Like-for-like repairs usually do not need a permit. Structural changes usually do. This is how the towns we work in draw the line.

Repair permits, at a glance
Replacing boards or a finish
No permit when the structure is unchanged. Resurfacing a sound frame with new boards is maintenance.
Replacing railings
No permit for like-for-like, but the new guard must meet the current Ontario Building Code: 36 in above grade up to 1.8 m, 42 in above that, openings under 100 mm.
Sistering or replacing joists
Usually no permit if spans and loads do not change. We confirm with the town when a beam or post is replaced.
New footings or posts
Permit in most towns. Richmond Hill and King Township require one for any deck work that touches the structure.
Enlarging or raising the deck
Permit. Any change to size, height or attachment is treated as new construction.
Decks near water or ravines
Conservation authority sign-off (LSRCA, TRCA or Kawartha Conservation) may apply before the town issues a permit.
